Lake Property – How to make them profitable?
Lake properties are those properties – as the name suggests – are developed in and around famous lakes. Such properties are usually the most preferred destinations for weekend getaways. The properties involved in such set-ups usually comprise of both residential as well as commercial properties.
Apart from the residential and commercial properties surrounding the lake, the various recreational facilities developed in the lake like boating services, water scooters, surrounding landscaped garden, etc. also require daily upkeep and maintenance.
Thus managing a lake property is like managing a business in itself.
The purpose of apartments in the lake area serves the main purpose of holiday rental homes only. Hence the normal procedure of tenancy agreements, credit worthiness, etc is not required. However, the maintenance of the apartment property gains major significance and requires housekeeping services and maintenance services on a daily basis.
Additionally, the restaurants, antique shops, souvenir shops and other commercial properties in the vicinity of the lake property also needs to be pristine condition so as to attract weekend picnickers and excursionists on a regular basis.
Maintenance around the lake area will include weeding the garden surrounding the lake, removal of dried plants and shrubs, trimming the hedges, mowing the lawns of the garden, etc on a daily basis.
Sufficient care needs to also be taken in keeping the lake water hygienic and also to ensure proper environmental safety. Adequate safety measures in terms of life boats, swimmers and life guards etc are very important and worth mentioning.
Paying enough attention to the above mentioned points will ensure that the lake property remains well maintained. This will in turn promote the property as a preferred destination for weekend picnics and excursions.
Though promoting and managing a lake property is a very lucrative business option, it also involves a high amount of risk as well. Hence enough care and attention needs to be given on sufficient safety measures.
It also calls for thorough screening of the tenants, employees, working staff and contract laborers involved with the property. Screening of tenants will involve information regarding point of origin, place of work, number of days of stay, accompanying family members or friends and their details, etc.
Screening of employees, staff and contract laborers will have to be more stringent and complete police verification report, their previous employment track record, their native place and permanent address details, family background, etc need to be thoroughly scrutinized.
Implementation of the above mentioned points will ensure the safety and security of the property as well as its occupants and business entities all alike. This will also prevent unwanted surprises and will help in making the property a much coveted asset rather than an erstwhile liability!
